Albert Bridge House Skyscrapers Receive Planning Approval

Albert Bridge House Skyscrapers Receive Planning Approval
27 October 2025

Proposals for a major mixed-use project on the southern quayside of Manchester’s River Irwell have received planning approval.

Albert Bridge House will replace the current vacant mid-century office complex with a scheme that includes two octagonal residential towers, 49 storeys and 37 storeys in height and an 18-storey commercial office building.

The plans reimagine a previously consented scheme which was put forward in 2023. This featured a single residential tower and a large commercial office block.

There will also be 5,780 sqm of new public realm, with new walking and cycling routes from Parsonage Gardens to Trinity Bridge and from King Street West to the River Irwell’s edge. The public space will be defined by an Urban Arboretum, retaining large mature trees with further tree planting of native and non native trees.

The project team includes Studio Egret West, Oval Real Estate and AKT II.
