Completion of UK’s Largest Warehouse Refurbishment Project

The UK's largest strip-out, demolition, and refit of a warehouse project is now complete.

The 661,000 sq. ft (60,000 m2) space at the former GAP Warehouse in Rugby was redeveloped within a two-month timeframe by Total Project Integration.

The complete renovation included M&E upgrades such as LED lighting, air source heat pumps, the installation of additional EV charging points and pavement enhancements through the application of BECOSAN treatment for enhanced durability and sustainability.

Other sustainability features include the removal of gas from the building, replacing it with electric alternatives and ensuring the roof is PV panel ready.

The project achieved a 99.6 per cent recycling score from the demolition works, an upgrade from EPC D to A and a new BREEAM “Very Good” certification.

The warehouse includes 46 loading doors, a 40-metre yard with parking for 55 HGVs, 369 parking spaces, 12-metre internal clear heights and up to 4 MVa of power.

The client, Sunrise Real Estate Limited, acquired the site in September 2022 from American retail giant GAP for an undisclosed sum. Post-refurbishment, the property is being leased by Sainsbury's, marking one of the most substantial single property deals of the year. 

Matthew Stevens, Head of Development at Sunrise, said: “We are very pleased to deliver this high-quality asset for Sainsbury’s after a comprehensive refurbishment, whilst maintaining a real focus on sustainability. By giving the warehouse a new lease of life, we have saved around 21,000 tonnes of carbon compared to an equivalent new build. The building will provide much needed high quality logistics space within the Golden Triangle.”

BECOSAN Project Director Martin Kerrigan added “We are thrilled to have worked on this project, which has been an outstanding effort for all involved. The building has been comprehensively refurbished to an exceptional standard and it is great to see the BECOSAN treatment being applied to a site of this scale.”
