The King’s Cross Group Reveals Updated Design Proposals For St Pancras Hospital

The King’s Cross Group, owner and manager of the 67-acre King’s Cross neighbourhood in London, has released new imagery and updated proposals for the St Pancras Hospital site, setting out further detail on individual plots, buildings and public spaces as the next phase of public consultation gets underway.

Seven specialist architecture and landscape practices – Bennetts Associates, Howells, AHMM, Maccreanor Lavington Architects, Ryder Architecture, Roots and Erect, and Gillespies – are working across different plots and character areas, bringing distinct expertise in masterplanning, heritage, residential, commercial, healthcare and public realm elements of the scheme.



This phase of consultation seeks feedback on the emerging proposals for each plot and building, as well as how these different elements come together as part of a cohesive wider masterplan for the 3.2-acre site. The updated proposals show how the currently closed-off site could be opened up to create a better-connected, family-friendly neighbourhood, with new homes, including affordable housing, upgraded healthcare facilities, refurbished buildings that retain the site’s character, generous public spaces, improved routes through the site. A new commercial building is central to unlocking these improvements, forming part of a broader commercial offer that includes 44,000 sqm of dynamic workspace alongside affordable space for SMEs to support local businesses and Camden’s economy.

Working in partnership with North London NHS Foundation Trust (NLFT), the upgraded healthcare facilities at the South Wing will also complement those being delivered next door at the new Moorfields and UCL Centre for Eye Health, supporting the delivery of modern healthcare on-site and across north London as part of the wider St Pancras Hospital Transformation Programme.

The proposals seek to:

  • Provide 180 new homes, with a target of 40 per cent affordable housing, representing 70 more homes than the previous 2024 proposal.
  • Create a well-connected and family-friendly neighbourhood with over half the site dedicated to open public space, including improved accessibility, and new stronger links connecting King’s Cross and Somers Town.
  • Create a network of public spaces across the site, including Gatehouse Square, the Wellbeing Garden, Heritage Garden and new eastern public realm and play space, designed to support everyday use by residents, patients, staff, visitors and the wider community.
  • Support economic growth and social value for Camden, with a £500m regeneration, more than 44,000 sqm of commercial space supporting around 4,000 jobs and around 900 construction jobs per year.
  • Cafes, convenience retail and local services, designed to create a vibrant, welcoming environment for both commercial occupiers and the surrounding community.
  • Deliver modern healthcare facilities in Camden, including upgraded facilities within the refurbished South Wing and wider improvements made possible through the St Pancras Hospital Transformation Programme.

The proposals also include the retention and refurbishment of five existing buildings – South Wing, Gatehouse, West Wing, East Wing and the Residence Building – helping to preserve the site’s character while creating modern spaces for healthcare, workspace and community uses.

The updated proposals have also been shaped by further engagement carried out since the first phase of consultation. This has included dedicated activity with nearby residents and local stakeholders, including near-neighbour engagement and workshops focused on public realm, play space, safety and construction. Feedback from this work has helped inform the approach to routes, visibility, lighting, access and the design of public spaces across the site.

The next phase of public consultation will run from 13 June to 5 July. Local residents, businesses and community groups are invited to view the latest material and share their views either in person or online. Public drop-in events were held on 13 June at St Pancras Old Church and 15 June at St Pancras Hospital.

Feedback from this phase of consultation will be reviewed ahead of the submission of a planning application later this summer.

In February 2026, The King’s Cross Group announced it was developing a new vision for the St Pancras Hospital site and invited the local community to take part in consultation on the emerging proposals. This next phase builds on that earlier engagement by providing further detail on the developing proposals, including new imagery and further information on individual plots, design, delivery, public spaces and connections across the site. Feedback from this phase will help inform how the individual elements come together as part of the final masterplan ahead of submission later this summer (2026).

In December 2025, The King’s Cross Group announced it had renewed its strategic partnership with North London NHS Foundation Trust (NLFT) to acquire part of the St Pancras Hospital site in Camden. The partnership and renewed acquisition agreement mark an important first step in The King’s Cross Group’s growth beyond the King’s Cross estate, expanding its role as a long-term steward of the area and a creator of places that deliver lasting community benefit.
