The 1 Moor Lane project is a "reimagining" of the 1980s glass-fronted Milton Gate building, one of eminent architect Denys Lasdun’s final buildings. Brookfield Properties describes the current building as having a “dark, defensive façade” that is “aesthetically dated and performs poorly, limiting natural daylight onto the office floors.” It also has gas boilers and an EPC rating of E.
The Twentieth Century Society previously campaigned for Historic England to give Milton Gate listed status, however, it was unsuccessful. In 2023, Milton Gate was given a Certificate of Immunity until October 2028, which guarantees that the building will not be listed during this time.
Brookfield will take a retrofit-first approach, to deliver an all-electric building with an improved street-level presence. The building will retain 70 per cent of the original structure, reducing its embodied carbon and environmental impact.
The new entrance on the corner of Moor Lane and Ropemaker Street will feature a statement double-height reception, a new pocket park, and a ground-floor food and drink offering.
The all-electric building will be net-zero in operation and is expected to achieve EPC A, BREEAM Outstanding and NABERS 5* certification upon completion.

The new development will “remain close” to Milton Gate’s original height.
