Manchester City Council has approved a planning application for a £360 million landmark development featuring a hotel, restaurant, and the UK’s first Nobu-branded residences.
In partnership with Nobu Hospitality, property developer Salboy and its construction partner Domis will deliver a 160-bedroom hotel, a restaurant and 452 luxury apartments. This will be Nobu’s first venture into branded luxury properties in the UK, and the apartments will be decorated with Japanese-inspired interiors. Nobu dining and room service will be available to residents, as well as a swimming pool, spa, podium garden, and gym.
The tower will be elevated above ground with its foundations built under a Grade II listed former railway viaduct. Standing at 246 metres, Nobu Manchester will be the UK’s tallest building outside of London.
The plans also include a second 23-storey tower on Great Bridgewater Street, with 133 new apartments aimed at the affordable homes market.
The project is part of the second phase of the SimpsonHaugh-designed Viadux scheme in central Manchester to regenerate an 80,000 sq ft brownfield site. It was previously home to the iconic Bauer Millett car showroom, which closed in 2016.
The first phase saw the construction of a 40-storey residential tower, with a lobby that features one of the largest private residential aquariums in the city, home to 23 varieties of tropical fish and corals.

Viadux now promises to shape not only Manchester’s skyline for years to come, but the city’s sense of identity on the global stage.”
