Designed by Foster + Partners, the two new sites are part of Phase 3 of the Battersea Power Station masterplan, one of London’s most discussed regeneration projects. After sitting derelict for several decades, the Grade II* listed building is now home to a retail destination, a glass elevator and viewing experience and now a best-in-class office building, 436 apartments, a 164-room hotel, and one of the city’s largest rooftop gardens.

The rooftop garden is home to 23,000 plants and 55 trees, with grassy areas for social events. Hotel guests can access their own rooftop garden with a lounge bar and infinity pool that overlooks the power station’s iconic chimneys. There’s also a Sky Lounge on the fourteenth and fifteenth floors, with a sunset bar, workspaces, cinema room, and areas for relaxation.

Located on the south side of the new neighbourhood, 50 Electric Boulevard provides BREEAM Outstanding and WELL Platinum office space with a typical 16,000 sq ft floor plate. The offices have floor-to-ceiling windows, mixed-mode ventilation with openable windows and luxury end-of-journey facilities. Visitors can access a SmartScore Platinum-rated digital infrastructure, providing health insights and a contactless building experience.

The office already houses 3,500 workers based in over 30 different companies, including Apple and SharkNinja. A new entrance to the Battersea Power Station underground station, directly underneath the building, will open in spring 2025, allowing faster travel to and from the office.

Sam Cotton, Head of Asset Management at Battersea Power Station Development Company, said: “50 Electric Boulevard provides occupiers with the opportunity to join the thriving community at Battersea Power Station, with its amenity-rich environment offering a strong mix of retail, bars, restaurants, and leisure experiences for employees to enjoy right on the doorstep.

“With 28.3 million sq ft of leases expiring in the next three years, according to Knight Frank, demand for tech-enabled, new-build, sustainable office spaces in London has reached a 10-year high. Our current workspaces in the iconic Power Station are fully let to global brands and we’re now bringing 50 Electric Boulevard, a new world class, next generation workplace to market to reflect the demand we’ve seen to date from best-in-class businesses who want to become a part of our new riverside neighbourhood.”
