Garreth Anderson, Technical Sales Manager at Kärcher, discusses how cobotics is enabling facilities management teams to enhance performance by integrating robotics alongside human expertise.
The facilities management sector is under increasing pressure to deliver higher standards of cleanliness, efficiency and user experience, often with constrained resources. As expectations rise, teams are having to rethink how cleaning is delivered across environments ranging from commercial offices and healthcare settings to retail and mixed-use developments.
At the same time, advances in robotics are creating new opportunities to evolve cleaning operations. Autonomous technologies are becoming more visible across facilities, but the real shift is not simply their adoption but how they are being integrated into existing teams. This is where the concept of cobotics is gaining traction. Rooted in the early development of “cobots” in the 1990s, robots designed to work alongside people, it reflects a shift towards more synergistic, integrated cleaning models
Cobotics represents a collaborative model, where human operatives and robotic systems work in tandem. Rather than positioning automation as a replacement for labour, it focuses on how technology can support and enhance workforce capability. For facilities managers, this offers a more practical and sustainable approach to innovation.
Modern robotic cleaning solutions are equipped with intelligent navigation, advanced sensors and the ability to map complex environments, allowing them to operate safely and consistently across large, busy spaces. By handling scheduled, repetitive tasks with predictable precision, they deliver a consistent result across large floor areas - freeing human operatives to focus on the more responsive, detail-driven work that defines quality in facilities management.
By adopting a cobotic approach, facilities managers can align these strengths more effectively. Routine, time-intensive tasks such as large-area floor cleaning can be handled autonomously, while cleaning teams focus on more complex and variable activities. This creates a more efficient division of labour, improving overall service delivery.
Solutions like the KIRA B 50 provide a clear example of how this model can work in practice. Designed to clean large spaces autonomously, the KIRA B 50 uses advanced mapping and navigation to carry out maintenance cleaning with consistency and precision. Crucially, it is not intended to replace operatives, but to act as an extension of the team.
In an FM environment, this means the KIRA B 50 can take responsibility for maintaining baseline floor cleanliness across expansive areas such as atriums, corridors or concourses. Meanwhile, cleaning professionals can focus on tasks that require adaptability and judgement, from responding to immediate issues to maintaining overall service quality.
The benefits of this approach extend beyond operational efficiency. By reducing the burden of repetitive, time-intensive tasks, robotics can help reshape day-to-day roles within cleaning teams. Operatives can focus on more varied work, whether that’s maintaining high-touch areas, addressing spills or contributing to overall service quality. In turn, this can support improved job satisfaction, with roles becoming less task-driven and more skilled, visible and impactful.
There is also a strategic advantage. Robotics can support extended cleaning periods, including overnight or off-peak operations, helping facilities maintain high standards without interrupting daily activities. In environments where perception is critical, this ability to deliver visible, consistent cleanliness is increasingly valuable.
Ultimately, cobotics offers a clear path forward for the FM sector, one where technology and human expertise work hand-in-hand. Facilities management is about creating environments that support people, whether employees, customers, patients or visitors. While robotics enhance performance, it is the judgement and adaptability of human teams that ensure those environments meet expectations. These solutions are not replacements, but enablers – helping organisations deliver higher standards whilst making better use of their most valuable resource: their people.
