This month’s high performing buildings roundup includes the winner of the 2024 BREEAM Lifecycle Award, the most sustainable office building in Milton Keynes and one of 26 winners of the RIBA National Awards 2024 for architecture.

Silbury House

 

Silbury House in Milton Keynes, an environmentally sustainable building, has reached practical completion. Designed to attract tenants who prioritise their ESG credentials, the building has attained both BREEAM Outstanding and an EPC A rating and the highest Fitwel accreditation. 

It’s also the only building in Milton Keyes to demonstrate the RESET Air Standard standard, which requires indoor air quality data to be continuously gathered through air quality monitors that measure various parameters to improve occupant health, wellbeing and productivity.

Investor RO Group has worked with Planet Mark for three years to measure and reduce its carbon footprint and retain Planet Mark Business Certification. John Tarbet, Head of Carbon Management Services at Planet Mark, said: "Silbury House is a testament to what can be achieved when sustainability is integrated into the core of building design and operation. By prioritising environmental impact, social responsibility, and occupant health, the property sets a new standard for commercial properties. It is a shining example of how sustainable practices can drive down carbon emissions and enhance the wellbeing of its occupants."

 

2 Auriol Drive

 

Winner of the 2024 BREEAM Lifecycle Award, SEGRO’s 33,000 sq ft facility at 2 Auriol Drive is the first industrial refurbishment of its kind to achieve BREEAM Outstanding and is expected to receive an EPC A+ rating.

The warehouse in Greenford London has been refurbished to a high BREEAM overall score of 90.8 per cent, with high scores in Health & Wellbeing, Energy, Transport, Water, and Materials.

The extensive refurbishment includes a 275kWp photovoltaic (PV) array and 81kW battery storage system, a 200m² living wall (equivalent to planting ten mature trees), and a rainwater harvesting system, saving approximately 64,000 litres of water annually.

 King's Cross Masterplan

 

Winning a RIBA National Award, the King’s Cross Masterplan is a mixture of workspaces, retail and leisure places, homes, a new university, and a mix of educational, hotel and cultural places.

The RIBA judges praised the project team for its creation of a “human city”, bringing a previously isolated and run-down part of the city back into the collective consciousness. In a space that was formerly home to derelict railway yards, King’s Cross is now a lively public space with two primary schools, more than 1,700 new homes, over 4 million ft2 of office space, an art gallery, cinema, shops, centre for Islam, and the Central Saint Martins art school in the infilled canal basin of Cubitt’s Granary Building.

Over 40 per cent of its 27 hectares is open space, with more than 600 plant species and 400 trees. It’s also opened up public access to Regent's Canal, a nine-mile waterway featuring brick walls draped in climbing plants. 

In total, ten of the new buildings are BREEAM Outstanding rated, including Five Pancras Square, the HQ for Camden Council. This building scored an overall 97.6 per cent, the second highest BREEAM rating ever achieved with a maximum 100 per cent in four categories – management; transport; waste and land use and ecology.
