A planning application to transform 33 Cavendish Square into a new cultural destination has been submitted to Westminster City Council.
After two rounds of public consultation, Berkeley Estate Asset Management (BEAM) and architects Kohn Pedersen Fox (KPF) have officially submitted a planning application to reimagine the former island site between Oxford Street and Cavendish Square.
The building, formerly home to BHS and the UAL College of Fashion, is set to be transformed into a mixed-use landmark destination, as part of the wider revitalisation plans for Oxford Street.
Updated CGIs reveal approximately 11,500 sqm of flagship retail space, a 3,500 sqm cultural & creative hub, and nearly 75,000 sqm of wellbeing-led office space.
The offices will include landscaped terraces with views over the West End, delivered through a combination of retrofit and new build.
Intended to host everything from Ted talks and product launches to fashion shows and major showcase events, the cultural & creative hub will have a new auditorium and flexible event space.

The scheme is targeting a BREEAM Excellent rating, a minimum 5-star NABERS UK rating, an EPC rating of A, and an aspiration for WELL Platinum for the office space. The development will be all-electric and net-zero aligned, integrating low-carbon systems.
John Bushell, Principal at KPF said: “The proposals for 33 Cavendish Square represent an important step in the rejuvenation of Oxford Street. The transformation will provide greatly improved retail space to help attract world-leading brands into the ‘nation’s high street’, and a dedicated space to promote creativity and innovation.
“At the same time, we will be retaining well over half the existing building and enabling leading sustainability credentials. This is a rare example of such a comprehensive approach to adaptive reuse. The application is the result of collaboration across the whole design team – combining detailed analysis and testing with balance, experience, and optimism for a deliverable, better future.”
Works are expected to start in 2029, targeting completion in 2033.
