Public Consultation on 33 Cavendish Square Proposals Begins

Plans have been presented for a major transformation and extension of 33 Cavendish Square, a prominent island site between Oxford Street and Cavendish Square.

Berkeley Estate Asset Management (BEAM) and architects KPF have presented initial proposals for the mixed-use scheme. 

Alongside a transformed office and retail offering, the building is proposed to serve as a new flagship hub for creative enterprise, supporting the West End as a cultural and creative destination.

The cultural offering will be supported by a variety of retail and food and beverage offers on the ground floor, and the upper levels of the new scheme will house Grade A office space.

The project will retain the majority of the existing building’s structure, including the basement and main office tower, aligning with  Westminster City Council’s “retrofit first” approach.

 

The History of 33 Cavendish Square 

 

The building was built in the early 1960s as a basement, ground and 1st floor podium, with a 21-storey office tower, accessed from Cavendish Square, above it. There is a further six-storey element above Oxford Street which is now vacant, having previously been occupied by the London College of Fashion.

The façade, with its extensive blank or inactive frontages, is reaching the end of its natural life and requires substantial intervention and repair.

Public consultation on the initial proposals for 33 Cavendish Square is now underway, and will end on 12 May 2025.
