JLL Buys Integral as Incentive Grabs Ace

JLL is to acquire UK based property maintenance firm Integral with the acquisition said not only to complement JLL's integrated facilities management business but also making JLL one of the largest providers of mobile engineering services in the world.

Integral specialises in delivering facility maintenance services and complex mechanical and electrical engineering solutions to real estate owners, managers and occupiers. With more than 1,600 clients across 60,000 locations, the company is known for providing a broad scope of mechanical and electrical property maintenance services including mobile engineering, fire and life safety and critical environment management.

The acquisition will strengthen JLL's ability to self-perform property maintenance for clients across Europe, Middle East and Africa, adding to the more than 4 billion square feet of property currently serviced globally.

Christian Ulbrich, President of JLL, said: "Having worked together extensively over many years, we know that Integral will be a strategic fit to our growing integrated facilities management platform. Integral's 3,700-strong team and reach throughout the UK will substantially strengthen and expand the outsourcing offer we can provide to corporate clients and to investor clients of our Property & Asset Management business."

The acquisition has a total valuation of $330 million and is expected to close in August, subject to clearance from the European Commission.

 

ACE in the hole

Incentive FM Group has acquired ACE Environmental Engineering Limited, an HVAC design, installation and maintenance specialist with a turnover in excess of  £6.5 million.

The acquisition will see ACE complementing and working closely with Comserve Ltd, the mechanical and electrical maintenance and installation services company that became part of Incentive FM Group last year, to create a strong national M&E service offering with a multi-skilled mobile engineering workforce in excess of 70 people.

The senior management team, including MD Ian Adams, will be joining Incentive FM Group along with all 45 members of staff. The business will continue to operate from its Derby Head Office and to provide services to its existing customers which include Vision Express, Staples, Coventry and Sheffield Hallam Universities and Leicester NHS Trust.

Martin Reed, MD at Incentive FM Group, said: “This move takes our M&E provision to well over £10 million pa which brings it into line with our other established single service lines - security, cleaning, catering and consultancy with total facilities management still being our largest service area at £45m pa.”
