Crown Estate Reveals Plans for Three New Developments

The Crown Estate plans to deliver 250,000 sq ft of office, leisure and retail space in central London.

The three developments, which have a Gross Development Value of over £430 million, are at New Zealand House, 10 Spring Gardens and 33-35 Piccadilly. Multiplex and McLaren Construction Group have been appointed as construction partners for New Zealand House and 10 Spring Gardens respectively. KPH has been appointed to manage the initial works for 33-35 Piccadilly. 

 

New Zealand House Retrofit Project

 

Situated on the west corner of Haymarket and Pall Mall, New Zealand House is a Grade II listed building built in 1963. It was originally used as the offices of the New Zealand High Commissioner. The building was praised for its progressiveness at the time, being the first fully air-conditioned office in London.

The retrofit will retain 90 per cent of the building’s structure, and will use steel from re-used sources. When complete, New Zealand House will deliver 138,000 sq ft of office and hospitality space overlooking Westminster to the south and Piccadilly Circus to the north.

10 Spring Gardens 

 

10 Spring Gardens is between The Mall and Trafalgar Square, and was built in 1975 for the British Council, who occupied the building until 2021. 

The building is currently undergoing a full refurbishment, which will deliver c.80,000 sq ft of workspace, distributed over the ground floor, basement and eight upper storeys.  Upon completion, it is targeting a NABERS 5* rating, EPC A and BREEAM Excellent, and a WELL Gold Certification. 

 

33-35 Piccadilly 

 

This Mayfair building features highly articulated elevations finished with Portland stone, and is similar in scale to its neighbour: The Royal Academy of Arts.

The redevelopment will provide 3,000 sq ft of prime retail and hospitality space and 30,000 sq ft of office space once completed. It will target a NABERS 5* rating, a WELL Platinum Certification and BREEAM Outstanding.
